The Property
Located in the exclusive Four Seasons Osage Vistas Villas, Pinkie’s Paradise offers 2 bedrooms, 2 bathrooms, and sleeps 9 guests in total comfort.
Master Suite: Kick back in a king-size bed, catch a show on the smart TV, or melt into your very own massage chair. The private en suite bathroom is complete with a walk-in shower and relaxing whirlpool tub.
Bunkroom: Perfect for groups, the second bedroom includes a queen bed, full bed, and three twin beds.
Second Bathroom: Includes a vanity, toilet, and shower/tub combo for convenience.
Entertainment Spaces: From the cozy living room to a private movie theater with a 65” TV, this villa was made for movie marathons, chick flicks, and laughter with friends.
Kitchen & Dining: The fully stocked kitchen makes brunch or dinner parties a breeze, and the gourmet coffee bar is ready to fuel your mornings.
Outdoor Oasis: Step out to an expansive 500 sq. ft. deck with seating, yoga mats, dining space, and a sauna with red-light therapy overlooking peaceful nature views. The front patio features a firepit for sunset wine nights, a sundeck with loungers for soaking up the rays, and a grill with outdoor dining for casual cookouts.

No Pets, Sorry Besties!
We love our furry friends (we have our own), but to keep Pinkie’s safe for guests with allergies, no pets are allowed. If you sneak in your pup or kitty, a $1000 pet cleaning fee will apply. (Trust us, that’s way less fun than flamingos

Girl Boss Rule
The primary renter must be 25 years or older, and all guests must be registered before check-in. No surprise slumber party crashers, please!

No Smoke, No Joke
Absolutely no smoking, vaping, or marijuana inside or on the back patio. If you break this rule, we’ll need to break out the credit card and pay for ionizer treatment which is equal to $1000 fee. (And honestly, nothing smells cuter than rosé and sunscreen anyway.

Speak Now or Forever Hold Your Peace
If you notice anything off, you must report it within 2 hours of arrival by calling our guest services hotline. A manager will swing by to verify and fix the issue. If we don’t hear from you, we’ll assume you’re happy with your stay which means no complaints two days later and absolutely no refunds or discounts later. Pinkies is here for drama free guests wanting to have a unique one of a kind stay and people that like to "be happy" and have fun "pinkies style".

If repairs are needed and you’re not there, no worries—our team will still pop in to make it right. We’re here to keep your stay flawless so you can focus on fun!

Extra Cleaning Fees – Let’s Keep It Cute, Queens!
We get it—sometimes that last hurrah or epic girls’ trip gets a little wild. And don’t worry, we’re here to handle the cleanup. BUT… girl, nothing in life is free. If you leave behind extra trash, confetti, balloons, tape, glitter bombs, or party messes beyond the normal cleaning, there will be an additional cleaning fee due within 24 hours after departure. The good news? We’re totally fair—we take a video of the villa before you check in and after you check out. That means you and your queens won’t be held responsible for anything you didn’t do. So go ahead, have fun—just keep it classy, not trashy.

Quiet Hours & No Onsite Party Policy
Pinkie’s Paradise may be fabulous, but remember—she’s part of the Osage Vistas community, which means no onsite parties and quiet hours from 10 PM–8 AM. We know, we don’t like to be a party pooper either, but here’s the deal: if we get a noise complaint, a $250 fee applies. A second complaint? That means you and your queens will have to leave Pinkie’s for good......cue the sad music. But don’t worry, besties! You can still glam up, grab an Uber, and party all night long at the nearby bars, restaurants, and lake-famous hotspots—then come back to your pretty-in-pink palace to relax and recover like royalty the next morning.

Community Information – Poolside Fun!
The Hippopotamus Pool is a total vibe—it’s the largest pool at the lake and just about 200 steps from your villa. Perfect for lounging, splashing, and living your best lake life. You’ll also love the private villa pools, which are another great spot to relax. These pools are seasonal (open from Memorial Day to Labor Day) and are maintained by the community, not us. That means sometimes they may close for maintenance, weather, or special events. Important note: We can’t control pool operations, so no discounts will be offered if the pools are closed.... And please—don’t be a Karen —because the Lake of the Ozarks is packed with amazing fun beyond the pools: boat rentals, lakefront dining, shopping, nightlife, hiking, and so much more. We will be sharing our private pool key with you for access DO NOT lose or they will charge us $150.00 for a new key and then we have to charge you.
Exclusive Guest Perks!
As our guest, you’ll get access to the fabulous Four Seasons Village amenities—including the indoor pool and aquatic park just 2 miles away. We’ll provide you with our exclusive access pass—but babe, don’t lose it, because the community charges a $250 replacement fee. Honestly, you’ve got way better things to spend that money on (like tacos & margaritas. You’re just minutes from the Regalia Resort, where you can grab a day pass right at their front desk. With it, you’ll have access to their indoor pool, hot tub, gym, and more. Doesn’t stop there—Regalia also has fantastic restaurants, a lively sports bar, and even a speakeasy that’s totally worth checking out for cocktails and late-night vibes. Of course, we don’t own or manage the resort, so you’ll want to contact them directly for exact prices, fees, and availability. If something changes or is unavailable during your stay, please note that it’s outside of our control and not guaranteed as part of your booking at Pinkie’s Paradise.

Parking Info:
You can park 2 cars right in front of the villa and we will leave you two parking passes to put in your car, but PLEASE don't forget to leave on counter before you leave as they are worth $25.00 a piece. Any extra cars? Park them at the Hippo Pool parking area.

Check-In & Check-Out
• Check-in: 4:00 PM
• Check-out: 10:00 AM
• Early check-in/late check-out may be available if requested in advance but not guaranteed.
Access Information
• A custom access code and check-in details will be sent by noon on arrival day to the main reservation contact.
• Didn’t get your code by noon? Call us and we’ll make sure you’re taken care of.
• Once inside, the villa is all yours—your private Pinkie’s Paradise!
WiFi
• High-speed WiFi is included (network & password info is in your Welcome Binder).
Quiet Hours & No Party Policy
• Quiet Hours: 10 PM – 8 AM (community rule).
• No onsite parties. The Osage Vistas community enforces this strictly.
• Noise Complaints: 1st = $250 fee, 2nd = removal from Pinkie’s.
• You’re just minutes from the Bagnell Dam Strip with bars, restaurants & nightlife. Uber is recommended.
Pets
• No pets allowed (to keep the villa allergy-friendly).
• Bringing a pet will result in a $1000 pet cleaning fee.
Smoking
